Once fixed, they rent it out to secure steady cash flow and prove the asset's value to a bank. Finally, they take out a new, larger commercial or cash-out refinance mortgage based on the property’s increased value. Because the new loan pays off the original purchase and rehab costs, investors ideally pull out 100% of their initial capital tax-free, allowing them to repeat the entire process on the next property.
